Urgent Maintenance Information

If If the urgent maintenance has come up during office hours, please always call our office on 03 9639 4888 and we will personally assist you with the repair.
 

An urgent maintenance is classified as a serious problem affecting safety or security of the property, or a fault of any essential service or appliance. Items classified as urgent, are as follows; 

 

Urgent repairs are:

  • burst water service

  • blocked or broken toilet system

  • serious roof leak

  • gas leak

  • dangerous electrical fault

  • flooding or serious flood damage

  • serious storm or fire damage

  • failure or breakdown of any essential service or appliance provided by a landlord or agent for hot water, water, cooking, heating, or laundering

  • failure or breakdown of the gas, electricity or water supply

  • any fault or damage in the premises that makes the premises unsafe or insecure

  • an appliance, fitting or fixture that is not working properly and causes a substantial amount of water to be wasted

  • a serious fault in a lift or staircase.

 

 

During your sign up your Property Manager would have provided you with the details of who you can contact for an Urgent Maintenance, here are some general details below, but it is vital that you refer to the specified Urgent Maintenance/Emergency Repairs list provided to you in your sign up, as failure to call the incorrect trade may result in you being responsible for the cost. 

 

Please note; If you have locked yourself out of the property, you will need to pay for the cost of a locksmith attend to allow you access and the cost of any replacement keys or barrels.

 

If you call out a trade for an Urgent Maintenance/Emergency Repair, you must fill out a Maintenance Request form to notify our office by filling out the Maintenance Request Form.
 
If you have an Urgent Crisis requiring immediate attention, please always call 000 - your safety is the most important priority. For some urgent situations such as extreme weather crisis the SES may also be able to attend
